Caledonia Homes have been well established the North East of Scotland for 20 years and in that time we have built hundreds of houses from Laurencekirk to Kinloss from our large purpose built office and factory complex in Ellon.

Stuart Sutherland, with over 29 years experience in the timber frame building industry is the sole owner of Caledonia Homes and along with his experienced and committed staff offer a unique and friendly approach to building the home of your dreams.

We specialise in building one off houses on single sites in the countryside or in towns as well as in large developments whether the design is from one of our standard house types which you can then alter to make it unique to your needs or whether the design comes from your own sketch, we will help guide you through all aspects of building your new home. From obtaining a site to obtaining planning permission and building warrant down to the small details such as finalising the interior décor and lighting.

We can offer you our advice and experience on installing energy efficient and environmentally friendly heating systems such as air source or ground source heating as well as heat recovery systems and solar panels for which feed in tariffs are currently available.

With every complete build we offer you the following services free of charge

Supplying you with design sketches through to full working drawings.
Applying for Planning and a Building Warrant and all subsequent negotiations on your behalf.
Providing SAP calculations for your house.
Applying for your service connections on your behalf.
Providing you with a discounted price from our list of recommended suppliers of kitchen and sanitary ware and ceramic tiles alternatively your are free to choose your own suppliers.
Providing you with our guidance notes and check lists to ensure that you have the opportunity to consider and change any detail of your new home.
Friendly help and advice on any other aspect of your new build.

Building with Caledonia Homes will ensure that you are in safe hands along with the added insurance of a 10 year NHBC guarantee.

You may wish to undertake one or more trades by yourself to help keep your costs down or we can quote you for simply supplying a kit and erecting it to wind and water tight.

Alternatively you may wish to purchase a timber framed kit for your own builder to construct.

We sell timber framed kits on a supply only basis throughout the North East of Scotland, and to many of the islands of the West coast, as well as to Orkney, Shetland the Channel Isles and on a regular basis to the Falklands Islands.

For kits on a supply only basis we can also prepare full architectural plans, provide engineers design certificate and carry out SAP calculations at an extra cost if required.
