Foundations

C20 grade concrete 150mm thick

Underbuilding

Built of dense concrete blocks with underfloor ventilators

Damp proof PVC coursings is provided below

25 x 100mm treated whitewood wall plates

The height of underbuilding is usually three courses

i.e. 700mm approximately high off top of foundation

Solum

Vegetable soil is removed and a minimum 150mm depth of suitable upfill laid

over the area, sand blinded and a 50mm sand/cement laid over polythene

Floor

Floor joists, generally 38 x 140mm treated whitewood at 600mm centres are

are laid on wallplates with 22mm moisture resistant T & G flooring grade chipboard

A sunk matwell is provided at front and rear entrance as required

Insulation is 100mm glasswool on supporting netlon mesh

Exterior walls

Walls comprise an inner and outer leaf separated by a 50mm cavity

The inner leaf is framed timber 38 x 140mm nominal treated whitewood

studs at 600mm centres, clad on the cavity face with 9mm plywood

or B.B.A. approved sterling board, and ‘Frameshield’ breathable building paper

with 38 x 50mm cavity closing firestops on face

The ‘Frame’ is insulated with 150mm glassfibre and faced internally with

Gyproc 12.5mm vapour checked plasterboard

The outer leaf, generally of concrete blocks, is tied to the inner with

flexible stainless steel wallties and is roughcast externally with 19mm drydash

Fyfestone being substituted in specific areas as designed on plan

Single storey roof

Marley Ludlow Major Slate grey concrete tiles with plastic dry ridge and verge system

on 25 x 50mm treated tile battens on 10 x 38mm treated counter battens on 1 layer

layer reinforced underslating felt on 9mm plywood sarking or B.B.A. approved

sterling board on specialist designed roof trusses at 600mm centres

Roof braced horizontally and diagonally with 100 x 22mm treated whitewood

Ceiling insulated with 250mm glasswool and formed with 25mm taper edged

plasterboard fixed to trusses and dwangs as appropriate

Facia and bargeboard of 20mm redwood with linings to both ends

Storey and half first floor and roof

Fabricated with specialist designed habitable roof trusses at 600mm centres

except at dormer/stairwell where doubled up or treble trusseswith longitudinal joisting

purlins and infill is employed: 22mm T & G moisture resistant chipboard flooring

All ceilings dwanged and plasterboarded, with 250mm glassfibre insulation

(150mm to sloping part and hanging posts).

Main roof with ply soffit and redwood fascias, having plywood sarking

or B.B.A. approved sterling board, underslating felt, 10 x 38mm

and 25 x 50mm treated counter and tile battens respectively

and Marley Ludlow Major concrete inter-locking roof tiles

Dormer roofs are tiled as last, the vertical haffits being tiled with flat concrete tiles

and lead side, valley and apron flashings

Partitions

38 x 65mm nominal whitewood framed with centre row of dwangs

faced both sides with 12.7mm plasterboard

Windows

Redwood framed

Severe exposure rated double glazed windows with Low ‘E’ Glass

brass coloured night vents and lockable brass handles fitted. U-Value = 1.6 w/m2K

Front entrance : screen and door

High performance Swedoor unglazed ‘Georgian’ , with double glazed sidelight

in redwood, teak stained

Rear entrance door

High performance glazed Swedoor ‘Eaton’ with brass ironmongery

Interior doors

Sapele veneered pre-finished fitted with brass lever ironmongery

Patio door

Redwood double glazed, high performance patio door with low ‘E’ glazing

Vestibule screen

Manufactured in Redwood and single glazed in plain clear glass with upperand lower glazed areas

Staircase

Yellow pine stringers with MDF treads and closed MDF risers

Handrails are hemlock with hemlock turned newels, mushroom caps

and vertical colonial spindles providing enclosure

Interior finishes

Skirtings, door facings, sillboards etc. are throughout in moulded redwood

although mahogany may be supplied at an additional cost

Wardrobe doors

Wardrobe doors and hall cupboard door where indicated on plan will be sliding

clear brass coloured frame mirror doors, otherwise sapele veneered doors

Coving

At junction of ceiling and walls will be provided in lounge, dining and hall

Fireplace and Chimney

(where applicable)

The flue constructed in concrete block with fireclay flue linings, precast cope and fireclay can

The fireplace formed in fireclay baby brick

A provisional sum as stated in the formal quote is included to cover the cost

of a marble slab and hearth, fire with timber surround and mantelshelf

or as selected by the house purchaser

Sanitary ware

A provisional sum as stated in the covering letter is included to cover the cost of

sanitary ware to be selected by the house purchaser

Heating

As stated and quoted for in the formal quote

Kitchen units

A provisional sum as indicated in the formal quote is included to cover the cost of

kitchen units and worktops to be chosen by the house purchaser

No kitchen equipment i.e. Hob, Oven, Hood etc. is supplied as standard

but may be quoted for if required

Wall tiling

A provisional sum in the formal quote is included to cover the cost of tiles

(to be chosen by the house purchaser) and fixing

Drainage

Foul and surface water drains are laid in 110mm ‘Osma’ UPVC drainage pipes

pea aggregate surrounded with rodding points and shallow access fittings up to 15m

from the house and including installation of septic tank and soakaway where appropriate

as detailed in the appendix to the formal quote

Surface water drains terminate in soakpits 6m from house or as described

in the appendix to the formal quote

Where present we would connect to the public sewer system in lieu of the septic tank

but this would have to be priced separately

Siteworks

The extent of the site works included is 600 x 900mm precast paving slab path

to front and rear doors from a drive formed having 150mm bottoming with blinded rolled finish

and timber edging extending 11m from house front with 6m turning spur

A rotary clothes dryer with paving slab access is provided

Existing topsoil JCB levelled

Decoration

All plasterboard joints are machine taped

Ceilings and walls are painted with two coats emulsion

Interior woodwork will receive one priming coat and two coats decorative stain

Exterior woodwork and windows are treated with ‘Dulux’

timber preservative stain to minimise maintenance
